Protecting an asset has two halves — the paperwork, which is prepared for the county that will hold it, and the notarial act, which happens where the signer is standing. Here is how each half works, wherever you are.

The file runs from Las Vegas

You call or text one number, and the person who answers is the person who works the file. We prepare the document you direct us to prepare to the destination county’s formatting requirements, arrange the signing, and see the document through recording with the recorder for the property’s county — with the recording fee passed through at cost. The recorded copy is emailed the day it comes back, and the original is mailed.

The signing happens where you are

A notarial act is only valid when the notary’s commission is valid where the signer is standing. In Nevada, that notary is us — your home, your office, a hospital room or a care facility. Outside Nevada, we arrange the signing with a notary commissioned in the signer’s state, and the file itself never changes hands: same number, same people, start to finish.

Being useful nationwide is mostly a matter of doing the unglamorous parts correctly: preparing the document to the destination county’s formatting rules, knowing what the recorder there will reject, and making sure the signing happens in front of a notary whose commission is valid where the signer is standing. We have done the Las Vegas version of that work for years; the nationwide version is the same discipline with more area codes.

Wherever the signing happens, the file stays in one place. You call the same number, deal with the same people, and get the recorded copy back the same way — emailed the day it comes back from the county, with the original in the mail.

Home base is the Las Vegas valley, where we do the mobile work ourselves. The valley is a patchwork of three cities and a set of unincorporated towns that Clark County governs directly — it changes almost nothing about how a signing works, and quite a lot about what belongs on the document that protects the property.

    The City of Las Vegas is smaller than almost everyone assumes. Downtown, the Arts District, the medical district and the neighborhoods running north and west of Charleston are inside the city limits; a great deal of what carries a Las Vegas mailing address is not. It makes no difference to the appointment — we come to you either way — but it can matter to what belongs on the document.

    Part of Summerlin lies inside the City of Las Vegas and part of it in unincorporated Clark County — two houses a few streets apart can sit in different jurisdictions. It is association territory almost everywhere, so a transfer into a living trust usually means reading the association documents as well as the deed.

    West of the Strip between Rainbow and Durango. There is no City of Spring Valley — it is an unincorporated town governed directly by Clark County, and the mail reads Las Vegas, NV. The address on the document and the jurisdiction over the property are two different questions, and only one of them is answered by the envelope.

A lot of the work here is condominium and high-rise, where the unit and building numbers in the legal description matter far more than the street address — and where getting them wrong is the usual reason a document comes back from the recorder.

In Clark County, everything records in one place

Whichever of those communities the property sits in, a document that touches real property in Clark County goes to the same office — with the correct cover sheet, the correct margins and the correct fee. Elsewhere, the same discipline applies to a different recorder: every county publishes its own rules, and we prepare to the rules of the county that will hold the document.

We prepare the document to the recorder’s formatting requirements, submit it, and pass the recording fee through to you at cost with the receipt. The recorded copy comes back to you by email as soon as it is returned, and the original is mailed.

Recording fees are set by the county and change without notice, so we quote them from the recorder’s current schedule at the time of your signing rather than from this page.

How signings work outside Nevada

A Nevada notary may only perform a notarial act while physically in Nevada. That rule does not bend, and it is why an out-of-state signing is arranged rather than driven to. Plainly:

  • Anywhere in the Las Vegas valley and Clark County — that signing is us, in person, at your home, office, hospital or care facility
  • Property anywhere in Nevada, provided the signing itself happens in Nevada
  • A signer who is physically outside Nevada — we arrange that signing with a notary commissioned in the signer’s state, and the file stays with us
  • Advice on which document you need, or on what a document will do for you — that is a licensed attorney’s work, not ours
