Deed transfers

Deed Services

A name that was never added, removed, or spelled right becomes a title defect that surfaces at the worst moment — a sale, a refinance, a family change. We make the deed say exactly what you intend, and get it on record.

  • Serving homeowners in all 50 states
  • By appointment, including evenings and weekends
  • We travel to you — there is no office visit to arrange

Not sure this is the right document? Say so when you call — if it is a legal question we will tell you, rather than guess.

What this is

Your title is only as strong as the last deed recorded. A name that was never added, never removed, or never spelled right sits quietly in the chain of title until a sale, a refinance or a family change drags it into the light — and by then it is a problem on a deadline. The protection is a deed that says exactly what you intend: prepared to your state’s requirements, notarized correctly, and recorded with your county. Add, remove or transfer a person or an entity on your title, or move a property into a living trust. We prepare the document you direct us to prepare, arrange the notarization, and take your deed to the county recorder — recording is the step that puts your intent on the public record.

Out of state? Wherever you are, your appointment is arranged with a notary commissioned in your state — and you will get a straight answer about how it works there on the first call.

How our pricing works

What to have ready

  • Photo ID for everyone signing — unexpired, in the name printed on the document.
  • The current deed, or the parcel number so we can pull the legal description.
  • The full legal names of everyone who will be on the new title.
  • Every signer in the same place at the same time.

If something on this list is missing, call anyway — most of it can be sorted out before the appointment.

How it works

From the first call to the recorded copy

Most people have never done this before and are doing it at a difficult moment. So here is the whole thing, in order, with nothing left out.

We travel to you by appointment, including evenings and weekends.

  1. You call or text us

Tell us what has to be protected and where the property is. If it is not something we should be doing for you, we say so on that first call.

    A few minutes

  2. A short intake

We confirm the names, how title is currently held, the parcel number, and exactly how the document should read. Then we tell you what to have ready — current photo ID for every signer, and the existing deed if you have it.

    About 15 minutes

  3. We prepare the documents you direct us to prepare

Drafted from what you told us and formatted to the recorder’s requirements, then sent to you to read before anyone signs anything.

    Before we meet

  4. Your documents are signed and notarized

Every signer shows current photo ID, and we complete the notarial certificate and the journal entry the law requires. Prefer us to come to you? Our mobile service is available as a premium upgrade — wherever is convenient, on your schedule.

    On your schedule

  5. Your home deed is recorded with the county

The deed goes to the recorder for the property’s county — requirements vary by county, and the document is formatted to the right one — with the correct cover sheet and the correct fees, which are passed through to you at cost.

    The county recorder

  6. You get the recorded copy

The recorded document is emailed to you as soon as it comes back, and the original is mailed with the right postage and mail class. You keep your originals; we retain only the journal record the law requires.
